Areitio. Strength in Eibar

A place that protects everything that makes us unique and pushes us strongly towards the future. 

Areitio is not just another training ground. It is the first time in the club's history that Sociedad Deportiva Eibar has its own facilities designed to support the growth of all its categories, from the men's and women's first teams to the youth academy, under one roof and one project.

Located in Alto de Mallabia, at the gates of Debabarrena, the Sports City brings together the daily work of the club's entire sporting life in one space. A place designed not only for training but also for development: footballers, yes, but also individuals who grow within a professional structure from an early age.

The project addresses a need the club has faced for years: to stop relying on scattered facilities and build a unique, modern space adapted to the demands of modern football, without losing the close-knit character that has defined Eibar since its foundation.

Areitio stands on a total area of 107,900 m², in the Alto de Mallabia. Five football fields —two with natural grass and three with artificial grass— host the daily work of the first teams and the entire youth academy, supported by a 2,000 m³ irrigation reservoir and a parking lot with 285 spaces.

The complex is organized around two main buildings.

The Tribune Building, with 4,284 m² of constructed space and a capacity for 1,620 spectators, is a multipurpose space serving all categories of the club:

Basement: gym, physiotherapy, medical consultations, classrooms, and laundry.

Ground floor: 17 locker rooms and storage areas.

Mezzanine: offices and coworking area for the technical staff.

Tribune floor: stands for 1,620 people, press area, and bar.

The High-Performance Building, with 3,000 m² of constructed space and direct access to the training fields, centralizes the daily operations of the men's first team across three floors, integrating sports, medical, technical, and institutional work:

Ground floor: press room and communication area.

Semi-basement: dining room, kitchen, sports offices, meeting rooms, terrace, and technical facilities.

Basement: locker rooms, gym, water area, physiotherapy, rest area, and storage.

Exclusively for the first team's ecosystem, it also features its own parking lot with 48 spaces.

What is not seen also supports the team.

Areitio is not understood solely by what is seen. Beneath each field and building lies a model of efficiency designed to sustain the complex in the long term, strictly meeting the requirements of the Technical Building Code in insulation, structural safety, and accessibility.

The Tribuna and High-Performance buildings incorporate state-of-the-art aerothermal systems for climate control and hot water: air-to-water heat pumps capable of extracting up to 70% of the required energy directly from the outside air. Added to this are photovoltaic solar panels connected to the grid —integrated into the wooden roof of the tribune itself— that cover between 20% and 25% of the complex's annual electricity demand.

The irrigation of the five fields, which cover an area of 35,000 m², is managed with a 2,000 m³ reservoir that is primarily supplied by the Zubitegi stream, pumped to the main reservoir along with rainwater. A system designed to ensure autonomy throughout the season without relying on the conventional supply network.

The lighting also follows this logic of efficiency and future projection. Signify LED luminaires provide 250 lux on the training fields, while field 1 —with artificial turf— reaches 500 lux, with a pre-installation that would allow it to reach 800 lux if the club were promoted or if required by television broadcasts. The entire system is managed from an application that allows scheduling and adjusting the intensity according to use.

Materials such as wood, glass, precast concrete, and perforated metal sheeting complete a design that does not separate sustainability from aesthetics: Areitio was built to last, and to do so without compromising its surroundings.
